In 2010, Blesso Properties, in partnership with FIP Ventures, acquired a strategic portfolio of commercial real estate and operating businesses in Fire Island Pines, an oceanfront resort located 90 minutes from New York City. The Pines is the location of the most expensive real estate on Fire Island and along with neighboring Cherry Grove, has evolved into the best-known, wealthiest, upscale gay communities in the world. It serves as the primary gay resort destination for New York City with over 700 owner-occupied or rental vacation houses. The investment consists of a nightclub, hotel, two restaurants, pool deck and other retail and operating assets. The properties stretch along the main pedestrian promenade, encompassing more than 75% of The Pines commercial district.
Blesso Properties serves as the development partner leading the redesign of the master plan and reconstruction of the Pavilion, the legendary nightclub, following a fire in 2011. Blesso Properties selected the renowned design firm Diller Scofidio + Renfro to envision a master plan for The Pines, and emerging architects HWKN to produce a spectacular new design for the new 7,000 square foot Pavilion. The building visually welcomes the over 800,000 visitors who arrive via ferry to Fire Island Pines every summer with a Welcome Bar, a meeting place for all arriving residents and guests. The night club encompasses the building’s second level, with a 2,400 square foot dance floor and a 2,600 square foot outdoor terrace which hosts the famous High Tea parties in the evenings, and doubles as a lounge at night.
The redesigned Pavilion nightclub received overwhelmingly positive feedback for it’s innovative design.
