Located in the heart of Greenwich Village, this turn-of-the-century, four-story apartment house was transformed into four modern condominiums which embraced the building’s history. Although the building boasted interesting features like the original ornamental facade and refined marble staircase, the apartments were awkwardly planned, dark and inefficient. The restoration preserved the historic elements of the structure while the interiors were re-designed to create spacious, naturally-lit condominium units with access to three separate roof decks. The interiors, designed in-house at Blesso Properties, received an American Institute of Architects (AIA) Award of Merit.
Blesso Properties purchased the building for under $300 per square foot in 2003 and completed the entire project in twenty months. The four residential condominium units sold in January 2005 for an average of $1,430 per square foot, the highest average price ever achieved for a walk-up condominium at that time.
